As a real estate company owner and a real estate broker I get bombarded with technology tools that are apparently essential for all things real estate. The basic story is always that Millennials use all the technology, so you as a Realtor must use all the technology.
Fortunately, I am old…er and I can let most of it go in from one ear and out from the other. After all, at the end of the millennium, I worked on putting full-up ruggedized PCs into the vehicles of real estate agents. That was some cool technology at the time, with all the capabilities we have in our cellphones today, for only around $6K + Car Audio Shop Installation. It didn’t take, as I had dreamed it would, but hey, I had the greatest time learning things.
I know there is a time and a place for great technology, such as real estate 3D walkthrough. Is it going to somehow save us for collapse of some sort? No. However, it will merely, and surely, add another nice tool in our toolboxes. A tool that may or may not be useful in any given circumstance. It will not make or break our professional services companies whether we will use the tool or not. After all, it isn’t a discontinuous innovation designed to make the current system obsolete. However, it is very cool technology and it will be very useful at the right times.
The time and place for using the 3D walkthrough is with a high-end custom home. The home is unique. The home is valuable. The purpose makes sense and the cost is not prohibitive. The capabilities with 360 viewing and ease of virtual walkthrough of the property may warrant the expense to the client. It is an investment option a smart client will agree to make in marketing their property.
Using a 3D walkthrough technology for a program home in a neighborhood where each home is practically the same as the next one; and just the same you saw in the neighborhood next to it, and next to it, does not warrant the cost as it adds no value. Frankly, in those cases, a cleanly taken photograph will serve the objective.
